World Bank Group Country Headquarters
International Development / NGO · Islamabad, Pakistan
Project Overview
World Bank Group Country Headquarters represents a milestone in sustainable corporate office design, a 56,755 sq.ft. institutional campus in Islamabad that earned LEED Gold certification with 60 out of 110 points under the LEED BD+C: New Construction rating system. SIDEworks provided value engineering and LEED certification services, guiding the project from registration through final GBCI certification across multiple review rounds.
Through strategic credit planning and value engineering, SIDEworks optimized design decisions across energy systems, water infrastructure, materials selection, and indoor environmental quality, maximizing sustainability performance while navigating the complexities of a full reconstruction project that included seismic upgrading to post-2005 building code requirements.
The facility's energy strategy anchored the certification pathway. Whole building energy simulation demonstrated significant modeled energy cost savings against the ASHRAE 90.1 baseline at certification. On-site renewable energy systems supplement building energy demand, complemented by advanced energy metering and building-level monitoring designed to ensure sustained operational accountability. Enhanced commissioning, including owner's project requirements, basis of design documentation, and ongoing commissioning planning, provides a framework for continuous performance optimization.

Key Achievements
- LEED Gold certified with 60/110 points, among the first non-industrial LEED Gold corporate offices in the region. Significant energy cost savings demonstrated at certification through whole building energy simulation exceeding ASHRAE 90.1 baseline. On-site renewable energy production supplementing building energy demand. Achieved more than 50% indoor water use reduction beyond LEED baseline, maximum possible points (6/6) with Exemplary Performance. Over 50% building material reuse reducing lifecycle embodied carbon. Near-maximum Location & Transportation score (14/16) with superior transit access and EV charging infrastructure. Over 90% parking footprint reduction supporting sustainable corporate mobility. 73% of total site area dedicated to accessible open space. Enhanced commissioning with advanced energy metering for long-term operational accountability. LEED O+M Starter Kit implemented for sustained operational sustainability. Full seismic retrofit to post-2005 building code while achieving 5-star interior finish standards.
